Governing Documents
Every parcel in the Utah Mini Ranches is part of our Homeowners Association, and ownership of any lot carries mandatory membership in the Association. The original CC&Rs were recorded with the County of Duchesne in 2001, updated in 2006, and revised in 2025; and apply to every lot and owner.
Mandatory Assessments are currently as follows: $43.00 monthly HOA Dues for all lots whether vacant or improved, and an additional $37.00 monthly water fee for all homes. All checks payments must be made out to South Duchesne Culinary Water and mailed to PO Box 294, Duchesne UT 84021-0294. Incorrect checks will be rejected by our banks.
